Living in an HOA is just like being married to the mob, without the retirement plan.
He ran the mob. Now he runs the HOA. Turns out there’s not much difference.

After turning state’s evidence, former crime underboss Max Vecchio is reborn as John Masters — a “retired businessman” tucked into a sleepy South Florida community. The U.S. Marshals who relocated him didn’t count on one thing: Masters sees HOA boards exactly the way he once saw crime families. Soft targets. Cash reserves. No protection.

With the ambitious property manager Veronica Santiago at his side, Masters builds a hidden empire across dozens of aging condo associations — siphoning millions through shell contractors, “community revitalization” projects, and a ruthless new revenue stream: pickleball.
Soon his HOA syndicate runs smoother than the mob ever did. The lawns are perfect. Dues are paid on time. Dissenters disappear quietly.

But when suspicious residents, old enemies, and a relentless federal marshal start closing in, Masters must fight to keep the empire — and Veronica — from collapsing in the Florida heat.

Fans of Carl Hiaasen and Elmore Leonard meet The Sopranos — HOA Emperor exposes the greed and absurdity lurking beneath the manicured lawns of gated paradise.

Sammy the Bull Gravano said, “If I ran an HOA, I would run it just like Max Vecchio, only with more special assessments.”

Max Vecchio is a con man with a Mafia past who is in witness protection. The empire of HOAs built by this man and his beautiful disciple, Veronica, is a rollicking tale. Something like a combination of Catch Me If You Can and White Collar with all the audacity of an HOA power grab! Ienjoyed it very much!
